Alan Abrams: Coopersmith 18-unit project (542 Miller)

Hello Planning Commissioners-

This requests that you deny the Coopersmith project.

There are many reasons to do this, but I will discuss only two here:

1. NO NOTICE: There was no notice of the agenda for this meeting emailed. I am on the email list for the agendas for the Planning Commission and the City Council, and this item was not on any notices I received. At the time of the staff report, no written public comment had been received. Doesn't that strike you as odd knowing how much outcry there was regarding Von der Wirth? No notice, no discussion at your meeting.

2. PARKING: Parking for this project does not meet minimum requirements. I understand that as a condition of approval, the applicant has to submit a parking plan prior to issuance of a building permit. PLEASE do not let this be approved without requiring the number of parking spaces called for by our current zoning regulations. There are 18 residential units with 38 bedrooms proposed here. If there is not the parking available as required by our code, where will the residents park? In the neighborhoods of Mill Valley voters. They will not be happy.

There are many other reasons to deny including high density, token "rooms" for affordable housing, and of course increased traffic.

Please deny this project, at least until its discussion is announced to the public.
